How Propacc fits into your close.
Propacc doesn’t replace your ERP and it doesn’t ask you to change how you close. It sits in the middle of your existing process and removes the manual part.
Import your prelim
Export your prelim from your platform — GL, trial balance, budget comparison, T12. Bring it into Propacc. The workspace is read-only. Your production system is never connected to or changed during review.
- Supported: RealPage, Yardi, Entrata, MRI, AppFolio, Buildium, QuickBooks, Xero
- Structured workbook import (Excel / CSV) or API where available
- Nothing is written back to your ERP at this stage
Tie-out checks
Before anything else, Propacc confirms the file is internally consistent. Does the GL foot to the trial balance? Did net income carry correctly? Do the control totals balance? If the prelim itself is off, you find out first — not after spending an hour reviewing numbers that were never going to tie.
- GL-to-trial-balance reconciliation
- Net income carryover verification
- Control total cross-check
- Period-open / period-close validation
Exception flags
The engine works every GL line and flags what a careful reviewer would stop on: missing or partial recurring accruals, likely capital items sitting in repairs and maintenance, duplicate invoices, expense lines that jump against budget or the trailing twelve months, entries booked to the wrong period, and unusual swings that deserve a note.
- Missing / partial recurring accruals
- Capital items hiding in R&M expense
- Duplicate invoices (same vendor · amount · date)
- Budget and T12 variance outliers
- Wrong-period posting detection
Accrual and journal entry prep
For the items that need entries, Propacc drafts them. Recurring accruals it recognizes by pattern. Budget-driven and T12-based accruals it calculates. Reversals it pairs correctly. You review each one — the draft is never posted automatically.
- Fixed monthly accruals recognized by pattern
- Budget-driven accruals calculated per account
- T12-average accruals with trailing history
- Reversal pairs generated automatically
Review and approve
You go through the flags and the drafted entries and decide. Accept, edit, add a note, or dismiss. The impact on NOI and budget variance updates as you go, so you can see what each decision does before you commit to it. Nothing is final until you say so.
- Line-by-line accept / edit / dismiss
- Live NOI impact as you work
- Budget-variance preview per decision
- Notes attached to dismissed flags for audit trail
Export and post
When the review is clean, Propacc generates a journal entry file in your platform's native import format. You upload it to your ERP once. The only thing that reaches your books is the reviewed, approved entry.
- Native JE format per platform (RealPage, Yardi, etc.)
- One upload to your ERP
- Only approved entries included
- Complete audit trail in Propacc workspace
Same close. Same controls. A fraction of the manual hours.
Your ERP is always the system of record. Propacc sits alongside it, removes the repetitive review, and hands you clean, approved entries to post.
